Why and what is an Energy Performance Certificate (EPC)?
The Government in accordance with the EU directive wants to improve the efficiency of residential housing and reduce Co2 emissions. EPCs are valid for 10 years from issue and give an illustration of the deemed efficiency of a building from A to G along with recommendations to improve the property.
Landlords are required to show the Energy Performance Certificate (EPC) to the potential tenant so that the potential tenant can make an informed choice about the relative merits and likely heating costs of rental sector properties available, we have found that people choosing to rent in Kent or Sussex are aware of eco issues.
Over time it is expected that tenants will choose to rent properties with better energy efficiency ratings, and landlords will improve their properties’ in order to continue to attract the best tenants and remain and lucrative rents.
Does an EPC involve an actual property inspection?
Yes, it involves an internal and external inspection, involving measurements, taking 45 minutes to an hour. It is best if the landlord is present although not absolutely necessary as long as the DEA is ensured unimpeded access.
